Age Is Everything
The biggest factor is how old your boiler is. As a general rule, if your boiler is under 10 years old, it’s been looked after, and the fault isn’t a serious one, a repair is usually the right call. Modern boilers are built to last 15 years or more, so a well-maintained boiler still has plenty of life left in it. Once a boiler gets past 15 years, the conversation changes. Older boilers lose efficiency dramatically over time. Some drop to as low as 60-70% efficiency compared to 90%+ on a modern A-rated boiler. That gap shows up on your gas bill every month, often without homeowners realising why their heating costs have crept up. If your boiler was installed before 2005, there’s also another important consideration that it almost certainly isn’t a condensing boiler. All new boilers installed today must be condensing by law and the efficiency difference is significant. At that age, replacement isn’t just an option, it’s likely the right decision.

The Repair – First Answer This Simple Question
There’s a simple test we share with customers when they’re unsure. If the repair costs more than 50% of the price of a new boiler, replacement is almost always the better investment. It sounds straightforward, but it’s surprising how often people spend £300–£400 on a repair for a 14-year-old boiler, only to find themselves calling again six months later. When faults start appearing regularly, it’s rarely just one thing going wrong and it’s a sign the whole system is wearing out.

Warning Signs You Shouldn’t Ignore
Beyond age and repair costs, there are some specific signs that a boiler is struggling:
– Frequent breakdowns. If you’ve had an engineer out two or three times in the past couple of years, the costs are adding up fast and the pattern doesn’t improve on its own.
– Strange noises. Banging, kettling, clunking or whistling can indicate limescale build-up or a failing heat exchanger, which are serious and expensive problems on older boilers.
– Constantly losing pressure. Topping up your boiler pressure occasionally is normal. Doing it every few weeks is not and it usually points to an underlying issue that won’t fix itself.
– Rising energy bills. An inefficient boiler has to work harder to heat the same amount of water. If your gas bills have been increasing and nothing else has changed at home, your boiler’s efficiency could well be the reason.
– Parts are hard to find. Sourcing replacement parts becomes difficult and expensive. If your engineer tells you parts are hard to come by, that’s a clear signal it’s time to move on.
